Image Reflects Marketing Plan
Research from a number of sources, including the National Association of
Realtors® (NAR) indicated that property listings posted on the Internet with more than one photograph
are more likely to attract buyer attention. Further, a well taken photograph will make a home more competitive than
one represented by poorly composed, dark and blurry photos.
Buyers have choices. A search can return tens to hundreds of properties meeting
their specific search criteria. They will spend about 3 seconds per property narrowing the list to something
managable. The bright, crisp photo that shows off the attributes of the property screams STOP - LOOK AT
ME!
Images and the Story
Every property has a story that you want to get across to a potential buyer. What
is the story you are trying to tell about that property? Put them to sleep with raw data that they just
searched on - 4BR 2.5Bath, 2800 sqft, blaa, blaa, blaa? Glossy narrative
they have to read?
Is the story better told with the maximum number of photographs that MLS allows
and a visual tour? People want to be entertained, sit back, look at pictures, and watch a movie. The skill of
telling the story with pictures where people see themselves in their new home has been shown to reduce selling time
and increase the net selling price of the home. The alternative method of standing out is a price reduction when
you were already in the price range they were initially looking for.
